What are the benefits of buying a new build accessible home

A New Accessible Home.

A new build accessible property is a home which should offer a new quality of life with very few or no compromises on living your life to the fullest. Our new build homes means you have a brand new accessible kitchen, manufactured by a well renowned accessible kitchen manufacturer. Being a new build property, it may be possible to change the choice of kitchen colour (if chosen at build stage). Everywhere is new and you can add your own touches easier. The new home is all about you, your family and your tastes in decor and how you want to arrange the furniture in your Accessible home. 

New build accessible houses are low maintenance

There is no removing of old wallpaper, filling in cracks in the wall then repainting or hanging different wallpaper. No replacing silicone around the shower or vanity basin, no old ovens or hobs to replace, everything is new. There should be no maintenance to carry out for a few years. There are no major adaptions required (unless for specific disabled requirements) like doors to widen, bathrooms to re-arrange etc. Our gardens are not only accessible but low maintenance, our gutters are seamless aluminium and aluminium rain water pipes (no leaking joints, no cracked plastic pipes or brackets), no future leaking radiators etc. etc. 

If there’s an issue with doors or locks or some other items on your property and/or you find issues with drainage, foundations and other issues which face a large bill - your property is guaranteed by 1 level for 12 months and guaranteed for 10 years under the Build Zone

It’s not just a quality of life benefit you get from one of new accessible homes. They are energy efficient and we are passionate about improving our carbon footprint and ensuring our homes are as energy efficient as can be.

The build features and renewable energy systems installed within our bungalows

produce very little to no carbon emissions. Not many house builders can say that.

All of the bungalows hold an EPC rating of A for energy efficiency. 

​​​​Our new build bungalows are more energy efficient and cheaper to run.

If your current house is a typical home, our bungalows will be cheaper to run per year

(unless you live in a Passivhaus). We have reasonably accurate energy reports about

the energy efficiency within our bungalows.

There are significant savings (up to 75%) with our bungalows compared to a typical

existing home.

The reason for this cost difference is because the current Building Regulations for new house building have to meet higher standards of materials to be used, higher levels of insulation, better glazing and more. Our bungalows are built to higher standards than the current Building Regulations require.

Being in an accessible home which also consumes much less energy is not only great for the occupants but is definitely going to be good for individuals who are making changes to improve the environment and save on energy costs.

Biodiversity – Bringing wildlife back into our gardens to enjoy

Our New bungalows are built with the objective of protecting and enhancing the local

environment and to get enjoyment from seeing it within your garden.

To implement this, we produce an Ecological survey and carry out the recommendations,

planting the respective flora and features to encourage wildlife. 

We choose plants that provide year-round nectar, pollen, seeds and berries. Lavender and

similar plants that are pollinator-friendly for spring and summer, plus hawthorn, blackthorn which are a rich habitat for birds and insects, while holly gives evergreen shelter to birds and insects in winter.

We have Swift boxes built into the brickwork gables of the bungalows plus Sparrow boxes and Bat boxes are fitted to help protect them and keep or encourage them back into our communities.

New Build Mortgages

When purchasing a new build home for the first time, some people feel a little daunted, or believe there is a different process to mortgaging a home. It shouldn't be daunting and we will help you as much as possible along the way. 

As with any home purchase, as a buyer, it is recommended that you source multiple offers from different lenders. This allows you to get the best deal for your situation.

As part of the Consumer Code for New Homes, we won't put any pressure on you to buy a property and we won't try to recommend any solicitors or Mortgage lenders.   

Mortgage brokers often have access to deals you won’t find on comparison websites - they are usually well equipped and knowledgeable on the process of purchasing a new build too.

In some cases, purchasing a complete home is a much quicker process, because the property is more or less ready for you to move in but buying off plan can ensure you don't lose out on your dream home. 

  

So, what is the buying process?

Buying guide – Process from reservation to moving in

Reservation Details

We sell our new homes either completed (fully built) or off plan. Plots are released for sale at the point of commencing construction on them.

Our homes are designed and suited especially for WHEELCHAIR accessibility and sold on a first come, first served basis.

You then choose which property you would like to purchase and if you want to make a reservation off plan or you can wait until the construction has been completed (although we can't guarantee that someone else may reserve the property off plan before completion).  

Purchasers are usually required to exchange contracts within 6 weeks (42 days) of a reservation with the appropriate 10% deposit. This usually means that you will need to be either a first time buyer, have your current property sold subject to contract, be a none dependant, or cash purchaser. 

Mortgage in Principle

In order to reserve your new home, you’ll need a Mortgage in Principle, or Decision in Principle (DIP) from your mortgage provider. Based on basic information, such as your income and outgoings, your lender will provide you with a certificate or statement that confirms ‘in principle’ the amount of money they will lend you. Our Energy reports are now lodged and as such can be used for formal off-plan sales and are suitable for agents/ banks/ lawyers in any sales.

Reservation fee

We ask for £1000 reservation fee to secure your new home. Payable by credit or debit card or Bank Transfer.  The reservation fee forms part of the overall price of the property and is credited upon Legal Completion.

Reservation meeting

To secure your new accessible home, we will set up a face to face reservation meeting. It gives us the opportunity to take you through your reservation paperwork, demonstrate the technical drawings, run through the finer details about your new home and the specifications included and the property. We will also run through any other queries you have on the buying process. The reservation form is recommended by the Consumer Code for New Homes scheme, of which we are members.

When you sign your formal reservation documents, it means we will take your home off the market! Please allow at least one hour for this meeting, this also gives you time to ask any questions you may have. Feel free to bring along another one or two people with you for the meeting.

Proof of identity

As you’re undertaking a financial transaction with us, we’ll need to see original photo ID for each purchaser, so either your Passport, or your Driving Licence.(for non-UK citizens we also require a copy of a valid visa) plus proof of your address – this could be in the form of a recent utility bill, or council tax bill.  We can provide you with a list of all acceptable forms of proof of address. 

The financial details

Once you’ve reserved your new build it would be a good time to appoint a solicitor or conveyancer (if you haven't already done so). They’ll deal with the legal side to your property purchase and choosing one with experience in new-builds would make it as simple as possible for you. They’ll make sure that everything is on the right track between you and the developer and negotiate the completion date, when you can get your keys. Most importantly, they know what to look out for, so they’ll make sure the journey to your new build home is a smooth one.

The mortgage

While your solicitor/conveyancer is dealing with the sale process, you’ll be applying for a mortgage. You may also be required to have buildings insurance in place at this time, so we recommend you get started on that too, using a price comparison site to secure the best deal you can.

The exchange of contracts

Next is the exchange of contracts, you’ll be legally committed to buying the property, and they’ll be legally committed to selling it to you.

It really is that easy. Except for having the keys, it’s now officially all yours.

The move 

You’re getting the keys to your lovely new accessible home. Typically, the 1 Level Limited and your solicitor will try and get this completed as quickly as possible so you can start moving in.

Provided all monies have been transferred and everything is in order, this should go nice and smoothly. Your solicitor will call you once the keys have been released, then it’s all systems go and you can collect your keys as soon as you are ready.
